Project Description
Southwark Council placed an order with Invicta for the complete replacement of plant and pipework at two of their Estates

The two projects were made more challenging because the boiler room works will be carried out directly below occupied domestic dwellings and the hot water and heating services are to be maintained throughout the duration of the works.

Not only was Invicta’s tender very competitive, but the Quality submission also scored highly. This, coupled with Invicta’s previous excellent track record for delivering projects to a high quality, to programme and budget, obviously influenced the Council when choosing a suitable contractor to undertake these works.

This project provided another excellent opportunity to build a stronger working relationship with a valued client.

This Design and Build project is now complete. The works ran concurrently in both locations and were completed to a very high standard and specification, much to the delight of the client. Indeed, the Senior Heating Engineer from the client’s Engineering and Compliance department described the project as ‘a flagship project and a major transformation for the existing plant rooms.’

The Barlow Estate boiler room was originally very cramped and difficult to maintain. Large old redundant oil tanks were removed creating space for the new plant configuration, which is now open and accessible. Both plant rooms have benefitted from an improvement to the emergency access along with a new BMS control system throughout.

All works were completed within budget and to programme. The new plant includes the introduction of 100% run and standby plate heat exchangers, duplex strainer, Magnaclean dirt separator and Spirovent degasser. Barlow Estate now has an Auto Dosing pressurisation unit on the secondary side to improve and maintain the LTHW water quality and Portland Estate’s secondary water system is being cleaned up and maintained by a new Enwamatic side stream filter plant.
