Project Description

Invicta Building Services Ltd were delighted to be appointed work on behalf of London Borough of Southwark to complete an extensive modernisation on the three storeys of Southwark Coroner’s Court, some parts of which were constructed in the 1800’s.

The extensive refurbishment took place in a Live building which allowed normal court procedures to continue to take place without interruption or disruption to the daily life of a civic building.
The mechanical works involved
– Replacing the existing heating system with new air conditioning systems
– Installing electric heaters
– Striping out the boiler room
– Stripping out existing radiators and heating pipework
– Replacing the vented cylinder with an unvented model and circulation pump
– Installing a new sump pump in the basement
– Replacement of roof condenser unit

The electrical works involved
– The upgrade of the existing supply to allow for the increased electrical loads
– The replacement of the main panel board within the basement
– The replacement of all distribution boards withing the building
– The replacement of lighting with new LED luminaires

The builder’s work involved
– The undertaking of all builder’s work associated with the installation of the new services and the making good of surfaces and decorations so that they were brought back to a reasonable and satisfactory finish.

The 17-week project started in January 2022 with a final completion date of May 2022. The works were carried out despite the additional constraints placed upon the company with the need to comply fully with the Covid-19 regulations in place at that time which gave an extra complexity to the project, particularly as we were working within a Live council building with staff and visitors.

As mentioned earlier, these results are hugely satisfying not least as these works started in early 2022 and were all carried out with the need to follow government Covid-19 regulations presenting extra challenges to our site teams. Even when the government obligations were removed, we still implemented safety procedures in line with CLC Site Operating Procedures version 9.1 from January 2022 and the Government guidelines from February 24th 2022.

Social Values always play a part in our relationship with clients, we look to tailor these based on the project and consider where they can have a visible impact. In this case we kept in mind Southwark Council’s Fairer Future Procurement Framework and their obligation under the Public Services Social Value Act 2012 and PPN 06/20.

For example,
– our site management lived only three miles from the project and travelled there by public transport aiding the local economy.
– We sourced our materials wherever possible from local stockists who have shown stronger environmental considerations.
– All employees received a salary greater than the London Living wage

Finally, the safety and welfare on site is important. Our Nebosh certificated Health and Safety Manager conducted an initial Health and Safety Inspection in the first week and then random unannounced Health and Safety inspections during the project.
All health and safety regulations were fully complied with, and there were no accidents recorded for the duration of the project.

The whole project was completed in 17 weeks, and following completion, the completed project was then handed over to the client, and O and M’s were issued.
